Here are some basic Questions & Answers about us and what we do.

The Real Estate Group Questions

This is a question we are asked all the time, and truthfully, it depends on the property. From a buyer perspective you typically do not pay us anything as we are compensated by the Seller brokerage. That said, unique situations do exist where the Buyer pays commission but that would be discussed in advance of an offer.

From a seller perspective we charge anywhere between 4%-6% plus HST. That being said, unique situations do exist where the fee might be higher or lower.

We believe in full disclosure and your cost will ALWAYS be discussed prior a representation being signed or a purchase and sale agreement being submitted

Sadly, no. Like any business or industry you can have people who do a very good job at something and people who do a very poor job at something. The realtor’s operating under the real estate group Have been hand selected due to their experience and performance. All of our real estate agents excel in the industry and aim to put the clients needs before their own. Don’t take our word for it, check out our reviews.

Of course, we will walk you through each step of the process whether you are buying a property or selling a property. Our experience extends to all different facets of real estate including but not limited to first time homebuyers, investment property purchases, upgrading to a larger home, land development, condominium purchases and commercial real estate. We have you covered at every angle and will put you through a very comprehensive buyer or seller consultation prior to any representations being signed.

Yes I know. The first thing we would ask is if you signed a buyer representation agreement. If you did we would need to know when that agreement expires. Upon the expiry of a buyer representation agreement we would be able to undertake representing you in a purchase or sale. If you did not sign a buyer representation agreement we would be able to represent you, however, we would like you to consider the amount of time that other realtor has put into working for you. Ultimately, everyone in this industry has paid by commission only and if there is another realtor has put a lot of time energy and effort into representing you we would recommend you stay the course unless you were not satisfied with the service.

Yes we do. Our catchment area is approximately 1.5 hours in any direction of Kingston. If you fall outside of that area we are still able to help. We would provide you with one of our trusted contacts in the area you are looking to buy or sell in. All realtors we work with on a referral bases are vetted very thoroughly to ensure they are able to provide you with the service you need.

No that is not true. We like to conduct open houses because we know your house as well as we would know our own. It is our job to be able to effectively communicate all I’ll be selling points of your property to a prospective buyer. Unfortunately, many in our industry are part time or do not sell many homes. We would be remiss in our duties to rely on their selling ability or lack there of promote all the features of your property. Many people will come through an open house even if they are represented by another real estate agent and it gives as an opportunity to legally speak to these buyers and sell them on all the wonderful features about your property. We do this in hopes that they will go back to their representation and start the process on submitting an offer. Well an open house does provide a good venue for meeting prospective clients it is not the only reason nor is it the most important.
