Aren’t we a bit late into the real estate season to list my home?

Normally, I might agree with you. But new numbers from the Kingston and Area Real Estate Association tell us, if you’re thinking about listing, you could be looking at a nice windfall.

The average price of houses sold in June 2019 was $405,719, a nearly 16 percent increase year over year.

That’s higher growth than even the Greater Toronto Area!

Supply is the biggest challenge in the Kingston area right now. The total value of houses sold is up significantly despite the fact the number of actual listings is down 12 percent when comparing June 2019 and June 2018.

And though June was a little while ago, from personal experience I can say supply has been a challenge throughout the year.

So what do you do about it?

If you’re a seller, or if you’re thinking about selling, know that now is still a good time to list and there are plenty of buyers waiting.

If you’re a buyer, work with an agent who will give you the hard truth about a property. Prices are higher right now and supply is limited – but that does not mean you should allow yourself to be gouged. Work with an agent who wants to get you the right property at the right price.
